Long distance Rehabbing & Flipping

Has anyone purchased and flipped/rehabbed a place that you've never been to in person (i.e. out of state or country)?

I'm currently out of the country, but I don't want that to stop me. Would just like some input on ways to go about it so that the rehab meets my standards and the end product doesn't suffer, just because I'm not there to make sure.

No one is going to be more invested in your investment than you, right?

I'm in Indianapolis. @Matt B. Don't get too excited.  I would talk to a few TK providers and get your bearings on this.  Mike D'Arrigo is great on here and so is @Tom Ott.  These types of idivduals are keyed into rehab.  

I think @Will Barnard makes a lot of sense.  Sharp guy.  I've seen a lot of rehabs go BAD!!  Sometimes there is a predatory nature here on BP, be careful.  There are some outfits that will jump all over you - maybe even here on this thread.  You'll be tempted. There are some that will tell you they can give you rock-solid numbers.  Personally, I don't think so.  I've seen way too many change orders in my day and seen too many GC's or contractors, even rehab companies, just walk off with money - it's a major issue when you are trying to purchase, rehab, and sell / or rent.  Just have to do your due diligence - it's precarious, to say the least.  I've been lied to many times myself.  

Whatever you do, have a stringent due diligence process and don't get in a hurry.  Here are some very very simple tips for due diligence:

Just be careful of big promises and sweet talkers - they come in all shapes and sizes!!
