If this was a cash flow play I would go with the lower cost lower tax alternative but neither appears to have a good cash flow and may even turn slightly negative if deferred maintenance becomes an issue. what is your exit strategy.

If I can't be comfortable with the SD IRA companies, the only alternative is to pay the federal & state income taxes & 10% federal early withdrawl penalty, so we can buy things other than what the brokerages offer.

You cannot buy or manage real estate, loan money, buy paper, or have the checkbook access you get with the plans mentioned above.This might be Ok if your alternative is keeping funds in a very limited, high fee, 401k that many employers seem to offer through companies such as AIM.
