Overall though I'd say the Waverly area is a great investment location, lots of jobs, shopping and schools.

The house was built in 2020 and is a 3/2, in a nice neighborhood with a lot of amenities including golf, lakes, bike trails etc. 

Looked at the job market and medium incomes. - Looked at a few properties on Zillow, plugged the numbers into a DSCR calculator, and calculated the Cap rate. - Looked at the property tax.

If so I tried borrowing from a lender and they say I didn’t qualify because I haven’t been on my job for 2 years.

That creates a really nice price / rent ratio which is favorable for investors looking for cash flow.

PA, AZ, TX, FL, NC, SC all offer promising options for single-family and multi-family buy-and-hold rentals.Avoid seasonal tourism areas for stability; instead, focus on job centers, universities, and gentrifying neighborhoods.

What he does a great job of pointing out and we see far to often on BP is people follow others which is not always the best thing to do.
