I am comfortable for a property upto 200K with 20% down.

My second is that the c corp may not be the best vehicle for buy and hold investing.My goals:Short term: 2-4 rental properties in 18 months.

I would reach out to the assisted living houses already in your neighborhood and see if they are looking for any additional properties to lease.

Another option is for the wholesaler to purchase the property outright and then sell it to the end buyer concurrently.
