People are eager to work with me because I am a pleasure to work with and interact with (I am sure you personally have not witnessed this.. but I blame that on you.

I'm ready to start investing and looking forward to interacting and meeting like minded individuals in my local area. 

I have had the property shopped, and the report they gave us was great, but our leasing agent was the one they interacted with, not our manager.

Interactive Brokers allows you to margin at sub 3% rates (floating of course) and they allow more leverage then you might think.

No interactive learning what so ever. 

The buyer of a multifamily has to contend with tenant-tenant interactions, I believe that is the primary reason for the cap rate spread.

Again, the BiggerPockets store has some books for this or you can learn by watching podcasts, reading blogs, and interacting on the forum.

One thing I will say tho is true organic long lasting business relationships and trust are built through face to face interaction and good track record.
