Even with no money down you still need tens of thousands of dollars to properly do legal on this transaction and due diligence fees.Even without a loan the site inspection, phase one, and survey will be about 7,000 or so.Then you have attorneys fees and title work etc.

@ Dan KI've worked with Waterstone, had some issues on communication with them during underwriting phase, now working with Pyramax and have had a very good experience so far would recommend them.

I would check into performing notes and maybe even buying them within a solo-401k.From what I can tell once you are past the accumulation phase of investing this one of the best strategies for exiting the rental game and doing pure investments backed by real estate.Jeff V
