Since I already have standardized contracts and forms from my lawyer, the only expense I accrue in setting up a L/O Sandwich (no "t" in sandwich by the way) is the marketing to advertise Rent to Own and paying a certified property inspector to do a once over on the house.

I can't imagine why they are requiring drawings to remove a door, but each municipality is different.Another route you might take is to have an inspector come out for a courtesy inspection and look at the door and explain to him how you are going to frame to remove the door (make sure you are providing for a header in the framing).

It was a very bad first six months...house needed more repairs than the inspector ever found, it took 3 months to find a qualified tenant, and I didn't learn at first how to say no to the tenant once they were living there.

Tenants would not pay rent, when you go through with the eviction process, they would call the city inspector, and the inspector would cite any and every small detail, no property is perfect but they’ll always find something as minor as it is to write you up.

It doesn't sound as if you have any specific knowledge that there was unpermitted work done, and if you don't have any knowledge of unpermitted work, it's not a lie to say that in the disclosure.Of course, if you do know for certain (you've checked the records or a local inspector has verified the work was unpermitted), you probably don't want to lie.
