I'm expecting to do a traditional 20% down mortgage (and looking to do seller financing for the 20% down) but am open to other options including a VA loan or a more "creative" option.- The seller has 2 duplexes that appear identical in Columbia county between Madison and Lake Wisconsin.- The pro forma rent is listed for $975 / month (estimated from gross income).- Each unit is 3BR / 2BA,1200 square feet.

Maybe my math is off, or missing some loan amounts where interests might be lower, or have to be creative, but it cuts profit in half and makes MY project not worth it.

I think you might be able to find local printers that can do simple mailers/postcards, however, if you're really looking to get creative with your mailers so you stand out, I can almost guarantee there are only a number of print shops that can do this due to the additional cost of the mailers.
