Maybe my math is off, or missing some loan amounts where interests might be lower, or have to be creative, but it cuts profit in half and makes MY project not worth it.

I think you might be able to find local printers that can do simple mailers/postcards, however, if you're really looking to get creative with your mailers so you stand out, I can almost guarantee there are only a number of print shops that can do this due to the additional cost of the mailers.  

I know there are multiple ways to build a real estate empire; it is inspiring, getting to learn the many creative ways the fine people of the bigger pockets community are growing their businesses.

Even if you aren't comfortable setting up the DST now, as you grow you will definitely want to try incorporate it into your asset protection plan in the future as you grow.
