@John VangWhile I love note investing, originating performing notes for seller financing can be challenging because most investors will buy at a discount and the rates you charge must meet usury lawsEven loans that are originated at 9.9% with a ten year amortization may sell at a slight discountAs for down payment we are not buying anything new unless it has 20% down In todays interest rate environment I can currently get 12% with points on the lending we do for non owner occupied with 70% ltv and that is where many are moving.

It is rare to find a property that cash flows in the current debt environment.

Now that we are in a rising rate environment you can' t just "willy nilly" keep cash out refinancing.However as mentioned, you need to look at your overal numbers and not get tied to your low rate. 

I filed on Jan 2023 and its still on going with no sign of court date.My other tenant a middle aged old lady with teenage kids is a characterless & foul mouthed lady who was always tried to make the environment hostile.

In this current higher interest rate environment, it takes a lot more hard work and hunting to find a decent deal.

The ease of travel from Philly to DE (only about a 30min drive), plus the very biz friednly environment of Delaware made that set up pretty appealing. 

BP family: If money for downpayment is not a problem what would be sane thing to do in this interest rate environment ?

The truth of the matter is that unless you’re ready to spend a like amount, and have the knowledge to spend it wisely, your chances for success in this unbelievably competitive environment is very limited.
