Cashflow positive rental real estate improves DTI.This isn't one where someone is telling you rental income from the property you purchased 3 or 6 months ago doesn't "count" until it's on 2 years of tax returns, is it? 

You might even find there are things you could improve to increase cashflow either by upgrades, or saving costs.. who knows..Still, there is a ton of unknown variables.

I35 has been a major use corridor for a long time (connecting RR to Austin) while 183 north of Austin has been effectively a country road (connecting 183 to Austin) until the last 4-5 years. 183 has been significantly improved and the metrorail coming in from Leader/CP makes it easier for folks to commute from the NW side of Austin.

Volusia County has done a lot of investing lately to improve beach access by buying the 50's hotels that are run down and improving access to the water.I am interested to hear where you are narrowing your search.

Do I hold it for regrowth, divide and make some improvements, sell as-is ...The end goal is to accumulate enough property holdings (or one large track) that could provide an income though harvesting of timber each year.

Everything I've looked at seems to point to it only being a deduction if it's used to make capital improvements on your primary residence.
