Since some of you are, unfortunately, looking for a new one, what would an Ideal PM provide to you in terms of services, information, reports, etc. and what do YOU feel would be a proper fee structure?

First state with a bottle bill, first major metro area with an urban growth boundary (Portland), focus on green issues, right to die stand, exemption from the federal Medicare program so that they can factor in quality of life when deciding what is to be covered.OR tends to be split politically.

When something is recorded can be the deciding factor and now when the event happen.

So the investor would get multiple bids from each subcontractor, pick the best based on all factors (price, reliability, professionalism et al.)

The trust factor has to be there and asking one of them to represent you will greatly help you relax...and they get paid.

Public is ideal, but you can work with the others, you just need to know the regulations in the area.
