@Mike Fletcher  the employers you listed all pay reasonably well on average....UCLA city of LA etc.... all pay at least 60-70k/ yr so figure two people in a house working making 120-140k is more than enough to rent in many areas and still save a little bit if you are frugal.LA has a lot of very high paying jobs and everybody seems to have a side hustle... a lot of people are also self employed and show low income because they write everything off to reduce tax liability yet still have high cashflow...the economy functions because it has 8m+ people living in the area and multiple people working in a household....and it doesnt have horrible weather like new york... what a dump that place is!!!

Even when I do that just as in good times I may be wrong or I may be proved exceedingly correct.My analogy for all of this is that I am the captain of my financial ship and I am navigating through a chain of rocky islands in the middle of a horrible storm in the dark.

And before we get all up in arms about landlords paying a horrible tax in this manner to support indigents, if you're a landlord with some volume and you run multiple cases through the same court, you will likely see, as I have, that while the court is going to demand that you are more lenient in the winter, if you bring in the same sort of case six months later in the summer the same magistrate will evict with alacrity.

You need to send an email to your lender telling them that they NEED to close on time or nobody is getting paid, including them.If they can't move it up by 24 hours then they are a horrible lender, TRID or not.
