They also have a fiber optic camera where they take apart the shower fixture and insert the camera and can see behind the walls without tearing them up and can check for leaks.The rate is around 90 an hour for the 2 plumbers doing the test.Each unit the owner said would take about 30 minutes to inspect.If issues need to be corrected and fixed it would take longer.I really want to get these plumbing issues under control.I don't think the fee is that bad but wanted additional input.Had a great gut feeling meeting them just don't want to blow up the budget too much.I asked about the bigger opening toilet bowls to prevent clogging.He stated the bigger opening would help with excessive toilet paper and waste getting stuck but would not stop things such as toys,q-tips,tampons,etc. from clogging the line.So nothing is fool proof.

I  am not sure why everyone forgets that if tenants causes a lot of damages (in excess of the security deposit) you can just simply take them to court.

Any mortgagee charge(s), not to exceed....If Buyer is not accepted by mortgagee or the requirements for assumption are not in accordance with the terms of this Contract or mortgagee makes a charge in excess of the stated amount, Seller or Buyer may rescind this Contract by written notice to the other party unless either elects to pay the increase in interest rate or excess mortgage charges.

I like the concept.Immediate cash flow to cover your note in the meantime, a health (but not excessive) amount as non refundable option consideration / earnest money / etc., and a six month window for the tenant buyer to actually get the financing worked out.

Dwelling units that generate in excess of 0.50 cubic yards of solid waste at any given time may be served utilizing an alternate collection system and charged according to a different and separate fee structure based on collection and disposal costs.
