@Tim Wilkinson, while deeding an easement is a great suggestion as @Darlena Jones suggested, this assumes that there aren't any restrictions (e.g., zoning, covenants) that limit the parcel size to house ratio.  

I would opt for a single family or multi-housing deal because condos come with headaches - HOA fees, restrictions on using your unit as a rental, and other things you have little control over.

From a sportsman point of view their seems to be some restrictions about the soft woods  " FIR TREES " as traditional they had been used as wintering yards for deer and moose .
