I do a lot of volume and have a team in place to process challenging properties that others might find daunting.

Even though they might have close to the same interior space size Chick fil a might require double drive thru because of volume they do and because of that might pay much more rent per square foot than the Popeyes.  

They stay on a volume and hamster transaction wheel wanting to get off desperately but do not know how.They need to work to invest to be financially free so they can define their business terms.

That being said, the more experienced an investor becomes they either focus on doing more volume and they appreciate the work that a wholesaler does because they don't have time OR they venture into their own marketing, trying to get directly to the seller so they can optimize each deal they do.

The agents that do survive most move to the listing side over time.The listing side gives them volume and they can build teams etc.

I had another thought on this subject too that may be useful for converting existing space... if either the building code or the fire protection requirements to have the attic sprinklered is triggered by square footage or volume of attic area, might want to look into seeing if it can be divided into smaller sections with rated assemblies... in short have a horizontal rated assembly (the ceiling) as well as vertical ones (at truss or rafter location).

Spend some time building your systems to handle the increased volume.
