So as long as I keep my "advertising" to friends and family (pre-existing relationships), can I just give my proposal and presentation to family and friends, and once they agree on something, head to a lawyer to create the note between us?

(the rules change depending whether you have 4 or fewer or over 4 so I can't be more specific off the top of my head).Say your objective is monthly cashflow, then calculate what income you will or will not receive under the new financing.

None of the books will teach you "how" to make money in real estate, but they will  certainly help you get your head in the right place.

The fall back I had in my head was pulling equity from the home if I need to purchase my personal home or if another investment opportunity came across.

There tend to be some pretty active topics but once they get past 2 pages, it becomes very frustrating to keep up.I am a member of at least 6 other forums I can think of off the top of my head, and each and every one has this ability, except for BP.

Here's a few options off the top of my head, stream of consciousness, no particular order:Evaluate and make an offer on the property just as you would do for yourself....in other words, treat it like a property you are seriously interested in.
