When deals flow dries up a lot of so called mentors move to teach for income and push deals of the past as easy replicatable today.What's great about bigger pockets is someone can post knowledge and it tends to be available to read by thousands or more people at their leisure.You can already see by a lot of the posts the starter investors think 3,600 is a ton of money and the mentor Is being overpaid etc.Folks there is likely some GOLD in these forums if the potential investor takes the time to read.

While it appears some of these markets are “cash” it is (was) heavily fueled by cheap money in the developed world and those cash buyers will be drying up real fast, especially since 2 year treasuries are now approaching 4 percent.

I am wondering if i should have gone with a hard money lender .. i just found and had my financial partner purchase a property here in Central Fl .. the BPO's ( 3 of them ) all came back at arv of around $130k to sell quickly .. all said within 30 days .. ( the market is hot and dry here ..no punn intended ) the original purchase price was $45k but after a inspection ( really just had a few contractors though ) i renegotiated the sales price down to $34.5 with the seller paying $500 of the $1100 in clising costs .. the qoutes from the Gc's were around $45k but thats when the whole roof was to be torn off and replaced ..
