The planners should be able to tell you both the actual procedures and costs as well as to give you some feel for the situation on the ground.

Of course I always had a contingency allowing me to do so so therefore the seller had no legal ground to stand on to sue me, hence never sued.Can you provide more details and explain this scenario better?

I haven't found a broker yet and am trying to locate an investor friendly one in the Atlanta area.Any advice for how to begin the deal finding process, or if you know of an investor friendly broker in the area, I'd be grateful.

Roofing contractors generally need to see the roof,The height off the ground, pitch, number of ridges, guttering, dormers, number of chimney and stacks all are considered, with tear-offs they want to know if a truck can back up to the building, shrubs can be in the way, do they need a dumpster?

If they won't, you have grounds to evict them upon 30 days notice.

Any time you waste is ground lost. 

Since you are looking to be a developer, it would make sense to start with your first ground up project.
