I kept asking questions and when I start buying properties I realized how great advice he gave me after looking at my goals.

I would ask you what your next goal for the next year?

My goal is financial independence in 10 years via building my business into a large practice while investing in buy and hold rental properties.I know I basically need to knock out the debt, and save up for my first down payment. 

I almost pulled the trigger on a 1BR apt in Lincoln Park for $229K but it was just outside of my spending capacity, I would have become house poor and my goal is to buy investment properties in the near future.

Each investor will look at each metric differently and give different weights to those metrics based on their personal financial goals and what they want to see out of the properties they are investing in. 

Real Estate GoalsEveryday I feel the time slipping away with my kids.Our goal is to obtain $5k/ month in cash flow in 5 years through rentals in single families, multi-families and apartment buildings in the Cincinnati area. 

That may be faster if you are just starting your degree and you will get more experience than an internship

Nothing teaches faster than experience.

My ultimate goal is to take over the property free of tenants so I can renovate one side and rent it as quick as possible and then move on to the other side.

My goal is to get my first property no later than end of Q1 2018.For my immediate next steps I am 1) starting to write out clear goals on what I want to achieve and break it down into smaller steps.  2) I will be joining the Richmond REIA starting in January (December meeting is Christmas party and I'll be away). 3) Continued meetings with people in my current network that are involved in Real Estate Investing - Found out about a few by chance and have reached out.
