This felt funny with him pushing for a close now and addendum to repair post close (citing contractor time, yet that doesn't make sense, can get a guy within days and to finish within days, and just delay closing to completion) - I backed completely away from that.

I find it funny that the folks selling a product always feel that their solution is the best and you are going to lose everything if you don't have coverage x or agreement y.  

The funny thing is that this was my first rental, with my first tenant ever and in the first month my brand new renter defaulted on the rent.

It's funny when you're starting out it feels like a lot of "hurry up and wait" but patience is definitely something to keep in mind as we search for deals.
