In regard to mixed use my experience has been that if 75% of the sq-ft and 75% of the revenue is from apartments lenders can look at it as multifamily not mixed use.Are the commercial spaces set up for food service or just retail space?

Note that I am not an attorney and am not qualified to give any legal advice so consider what I am about to say only as food for thought.As I understand it, if you go to an attorney wanting to file a lawsuit against someone, the first thing that your attorney will do is find out if the party to be sued has sufficient assets to make it worth while and how hard it will be to get at those assets.

Account Closed I think we have another 18 to 24 months of pretty clear sailing IE interest rates stay were they are.. the nice thing about new construction is your dealing with the top end of the food chain as opposed to those that are credit challenged etc etc.

The best you can do really is network with lenders or contact a great commercial mortgage broker to get a feel for what the prevailing ltv's for your food group (i.e. office, mixed use, industrial, hotel) are.
