maybe I am over thinking this and her asking 200 isn't bad, but I really don't want her to see me as someone who will just give credit all the time, because my margins are thin already on the property and I typically invest a lot into making a place nice for people. 

or rent it out and downsize my life to save more.If I rent it out my property taxes will go up to 6% since it will turn into an investment property. 

I am excited to get started and hopefully gain confidence to pull the trigger on an investment property. 

This means they want to see that you’re invested in the project by contributing your own funds, which reduces their risk.

Hello, I am new to Real Estate investing world, and have been educating myself since summer of last year, and been to only one local REI meeting and currently enrolled in a very good online course mostly on how to wholesale properties, but still have not pulled the trigger yet.

@Eric S. new britain. that is your answer. i invest there. i spent my whole life in CT besides the last few years. i know the area well. i own a few multi-family properties there currently. i went CCSU in new britain and lived in the town for 10 years. its an incredible source of cash flow and, in my opinion, the current mayor is doing all the right things. i actually see growth happening in that town, compared to the rest of CT that is struggling. happy to help in any way i can. just let me know!
