More specifically this investor, who had $120,000 cash on hand wanted my opinion on whether he should fund the acquisition and renovation and complete one home at a time or use financing for the acquisition and renovation and by his estimation complete up to three properties at a time (with reasonable reserves) then refinance the properties upon completion to complete the BRRRR process.

I am in process to get the balance paid off. 

How different would that process be, or other avenues I’d be able or pursue..?

I am aiming for cash flow and appreciation both , i am clear with investment objective i.e. financial freedom, in terms of timeline - i have just started scratching the surface of real estate investing i want to learn as quickly i can and gain information in order to get started for searching deals, budget and risk tolerance would like to put a number when some progress i have made personally in understanding of whole process, my diligence and external factor dependency, that's why looking for some basics to understand and path going forward 

If so, what is the process or worse, what if the other lienholder refuse to sell? 

Additionally, I'm curious about any challenges you might have faced during the process and how you overcame them.
