Hey BP,So a friend of mine is looking at a $1.4 million 14-unit apartment complex and has convinced the owner into talks for owner financing.

Considering crime rates and general reputation, I think Whitman, Abington and Rockland are more attractive though.More expensive coastal towns like Cohasset, Hingham and Scituate are great for summer rentals, often fetching over $2,000 per week in mid-season. 

Meaning, If I claim I stubbed my toe on the door step of your rental property and I'm owed $5 million for the loss of my pinky toe, your insurance carrier steps in and says "Hell no, we'll give you $50 to cover your copay at the walk in clinic...Have a nice day and be on your way."

If they haven't changed since I've been there (over 10 years ago) they were offering up to 10 million in Personal umbrella protection or PUP.

@Timothy Crawford this is a great strategy and often can set you apart from the keyboard quarterbacks who are looking to Tim Ferris their way into real estate millions.

Finally, engage your contractor and start on your journey.There are a million different scenarios that could cause your focus or direction to change but absent anything substantive to the contrary, I'd say the above is a good place to start.
