I also feel strong pressure to get this right because my Dad and I are co-managing, and he has almost zero risk tolerance to invest.

Since I live out of USA now for my job, I feel I am often taken advantages by our property PM companies with bigger maintenance bills, loose communications.

However, I added value in other ways by managing the rental myself, from listing on sites, managing tenants, mowing the lawn, and cleaning the house in between guests.

FYI, we don't feel like our agent is really investor-friendly.
