@Bryan, I'm in agreement with you to an extent but it seems somewhat contradicting to suggest that their investor rolodex is worthless while the ones the operators have are better and more extensive.

If you screen properly, you will significantly reduce your chances of extensive damage, but even good tenants can turn bad.
