First walk through after an offer on a fixer tomorrow, tips?

I am currently learning the ropes under a mentor and we've put an offer on what looks to be a great fixer in San Diego. It is a property I came across from an agent I have been communicating with. The seller is doing showings tomorrow morning for those with offers in and although my mentor cannot make it, I will walk the property with our agent.

This is my first time walking a project after submitting an offer. The property is a 1000sf 2/1 SF hoarder mess with a foreclosure pending. 

What do I need to keep my eye out while walking the site and what questions should I come prepared to ask the seller and agent?
