Consider instructing tenants to email a generic site like "Tenant Portal" or "My Landlord" and/or text a number specifically used for this purpose alone.

They underwriter needs to add an additional contingency in the funding instructions to the title/escrow company or attorney that funding will not occur unless B buyer is on the chain of title.So often these deals are lost in underwriting becuase one of the requirements before funding is to verify that the B Seller is on title and when they are not, policy dictates they stop the underwrting process.

It's crazy how much I have to manage the manager  :-(  I would give 30 day notice right away in writing and instruct them to hand everything over to your new manager (and their information)  I would think the vacant one could transfer immediately and the other 2 may take a little longer to get set up for the new manager with the government assistance.

To go even deeper, personally, if set up well on the front end during tenant orientation, i'd much rather have the deposit given with clear instructions than no deposit and having to push an insurance company to pay out.

First is 1992 ; followed by 2008 and then 2022/2023.What's very dumb in my opinion is that some CRE guru like Shumrock (read it at the real deal com) is instructing their student to buy using floating than fixed debt while rate is near zero but CPE is increasing.
