I am specifically looking to see if:1- There is ANYONE in Texas that offers similar "1 stop" services for business structure planning and implementation, asset planning, tax planning, advise and preparation as they do.or 2- Anyone within this community, IN TEXAS, has built a team of attorneys and CPAs they have grown to trust through experience, (Bonus points for successful tenant lawsuit outcomes and Tax audits) (Not that I wish either on ANYONE, but that's what all of this community collaboration is working to avoid, isn't it?)

I’ve been offered really good terms as I mentioned above for a heloc but you make some good points in just being extra conservative adding interest on top of todays rates Totally understand, the interest rate is enticing to keep.

Working a W-2 job as a decision rather than a requirement is another bonus.

Owners are trying to sell them now for a similar price (or slightly higher) to get their money back, but the numbers really don't work, as you said.There are a few multi-family properties here I've become aware of that are not yet listed, but none of them are particularly enticing to me (I'm not very interested in C or D properties - I prefer turning things into A properties!)

And all the managers got their salaries and big bonuses for never working and just calling us to make sure we were working.
