From the perspective of an individual investor, they're the same since you still have to engage in property management either way as far as the cash flow is concerned (although, I do admit that the level of property management will be less for the noteholder than for the landlord).Given the above facts, it would make more sense to keep the note short term, to give the buyer a greater incentive to refinance.
