I have seen people do an initial negative cash flow for three main reasons: 1. projected appreciation, 2. a personal value that balances the negative cash flow (e.g. 2nd home, subsidize a family member), or 3. post purchase improvements that will eliminate the negative cash flow.    

My dad always said a wise man learns from the mistakes of others, a fool his own. 

Obviously we made a few mistakes that cost us time & money, but the key was that we got into a deal that gave us the freedom to make some of those mistakes and grow without putting us upside down or in the hole.  

Don't want to make expensive mistakes.  

I overlooked many of his mistakes and decided not to file a separate lawsuit because this was so expensive and he made mistakes.

I’ve made a ton of mistakes so based on my personal experiences here are my recommendations to getting traction.1) Focus on yourself.

Of course the tenant figured that out after awhile so they continued to pay late, I feel this was the owners first mistake for refusing to pay to evict.
