So for now I was going to househack this until I can build more units and add different metering units for water, electrical etc.

Is there no electricity going to these units until the rewire is complete?

Replaced old carpeting with LVP flooring, installed custom-built closet and pantry cabinetry, updated all electrical switches and fixtures to Decora trim, added recessed lights and switches throughout Kitchen and Living rooms, updated the landscaping for curb appeal, repainted throughout property.

I realized electrical and plumbing fittings/sizes in mobile homes are unique so had to work through the challenge of finding the right materials.

All new plumbing, HVAC, electrical, garage floor, basement has been gutted and completely waterproofed.

The electrical was upgraded in recent years as well.

After the ADU was built I was able to refi and pull out 80% with a traditional loan and another 10% with a HELOC , and was able to pull out everything except the original down payment (60K) but it was well worth it because of the tremendous cash flow I have on the property.The main house rents for $3700/Month the ADU sections are renting at $1,800 per unit  including utilities(there are 3) so the property is grossing $9,100. total utilities, water , gas & gardener expenses are $400  per month (I have Solar on the property , so no electrical bill).

Hard to get anyone to come out for less than $100 for a service call and typically it's about $150-$250 depending upon the trade (plumber, electrical, etc..)

I've done the 1st three units and the cost was really high between the costs of the units themselves, the plumbing electrical, HVAC/venting, and the closet build-out to house them.
