@Shelby Willitts , what I meant is I m not sure that you need to set up an LLC domiciled in CA thus paying $800 in LLC fees per year.

I feel the need to add that the tenant’s size has no bearing here because the crack was not on the seat or the bowl at all, rather on the tank, which carries no weight other than the tank and water weight.Thus, when the pro that looked at it and stated that force or weight cracked it, he meant someone had to physically sit on the tank (I’ve personally never felt the need to do that ;)) or some kind of force was placed on it.If it was indeed the toilet bowl or the seat, that obviously is a completely different story and I wouldn’t even consider charging the tenant.

(other people's money) so I get that part which in my head meant financing taking loans of such.which then he combined equity partners and ask would you rather have 100% negative cash flow or would you rather have a 50% cash flow so all in all where I'm going with this is would it be better to share my first investment with a equity partner or just go for it by myself n learn from it being it is my first time I rather share and earn and learn then to be by myself n screw up and be in negative on my first property.

@David Stone I meant hard-core because of the lack of flexibility with your tenant; again, I'm not saying you're wrong in your actions, just that I wouldn't do it that way.
