Some issues have been addressed recently - roof, windows, etc.

If I can obtain this information to efficiently analyze a deal without calling a 3rd party, please let me know.All i want to do is a simply analysis to determine whether a property will cash flow or not (or is worth purchasing as an owner occupant). 

@Xeniya McBroom, as a matter of practice, and as minimum, I ask for:- Property address- Acquisition price- Scope of work you think is needed- Rehab budget you have used to calculate the deal- Your expected ARV and comps to support that figureI've seen some ridiculous rehab budgets, comps that aren't comps, etc.

Did some research and find out the name of the owner and address. we will work on this to see how buying it directly from the owner works.

Apartments are preferred to SFR because of the operational efficiency achieved.

They should be able to provide a few names and email addresses for other BP clients that have already asked the questions that you are asking, but more importantly, been through the purchasing process and have experienced it for themselves.Let me know if I can be helpful with your upcoming RE passive investing!
