That's a reasonable step up and gives you a chance to develop some processes to manage your properties.I'm a big believer if you want to scale up, that you've got to develop processes that help you efficiently manage properties.

I would agree with the above as far as house hacking or considering a multifamily (or even a townhome with a lockout efficiency suite) so you can live in one and rent the others out and minimize your downpayment by using FHA.

It wasn't a hard deep inspection just no serious hazards, electrical outlets work, is the unit energy efficient etc.

Capital Equity is the example OP noted, and for those with reduce leverage.Sweat Equity is being a price taker instead of a price maker (brrrr crowd, self-managing vs use PM, those who find discounted assets... and so forth).Market Arbitrage is vague, but I define it as getting into a market before it reaches efficiency.
