As for clients, I had a successful buyer consult this morning, and existing clients are still motivated to see homes.

They appeared to be very motivated sellers.. they were making 2 payments and needed-wanted to get rid of one.

Showings are nearly impossible right now, You need highly motivated Tenants to view.Do you have any vacant rentals?

It's hard to stand out.There are some owner-occupied segments with people who share motivating factors for selling their home.Seniors with Long-time Ownership: often ready to downsize or transition to assistance.Homeowners with Low Financial Stability Scores (FSS): Struggling financially and likely ready to cash in on their asset.Both these categories have additional advantages in that they probably don’t haven’t been updated and may have deferred maintenance.

So, for our target tenant pool, there is a big motivation to pay the rent.As to the rent dropping, not seeing it in Las Vegas.

@Ashley Cao I like “people over profits”If you take the time to find folks motivation,you can offer solutions in both acquiring properties and selling as well.I just recently helped a woman get out of a failing house on the brink of foreclosure ,renovated and sold to a woman hoping to move her mother in,so she could care for her.We heard from her agent that she cried happy tears after we accepted her offer over list price.

Is there a more cost efficient way to manage my properties, such as perhaps one LLC to cover all properties and a large umbrella insurance for liability issues ?
