Okay I've done banners but maybe not enough, I've went door to door, only to the homes that looked distressed and they might be willing to let go.

But what will happen is that when a distressed seller opens up your mailing along with 15 other mailings they will automatically have a built in comfort level with you over the others as they've seen your logo / shop every week walking in & out of Walmart or driving to / from work.On the residential side again if it's a big operation that's a cost you need to take on as it builds trust in the community.

My choice is vinyl laminate flooring in a distressed look so it can take abuse without having to be replaced. 

If you're absolutely motivated to investing in your current market, then I would suggest finding properties in distressed areas...

That is Capital at work.It is not distressed.

usually a seller carry deal your paying top of market or over market .. you don't usually get a great deal on price and get seller financing.. unless its a distress situation..
