But what will happen is that when a distressed seller opens up your mailing along with 15 other mailings they will automatically have a built in comfort level with you over the others as they've seen your logo / shop every week walking in & out of Walmart or driving to / from work.On the residential side again if it's a big operation that's a cost you need to take on as it builds trust in the community.

usually a seller carry deal your paying top of market or over market .. you don't usually get a great deal on price and get seller financing.. unless its a distress situation..
