I do know however there are caveats that I did not cover such as location, population growth and Jobs but just looking at raw numbers it appears that what the seller wants and what the buyer would need to make this a good deal are pretty far apart.I would love to hear anyone’s thoughts on this and hopefully, any discussion that follows becomes a learning experience for all.

I suggest stopping by and discussing with them their strategy as well as what their clients do with the loans. 

It sounds like what you are discussing is a Joint Specific LLC, which is a great strategy that I have outlined in this article in the past.

Do some some due diligence, search and read previous discussions, select few professionals and then speak with them, then narrow down to the one you wish to work with.
