I won't run the numbers mostly because I didn't buy it for IRR, but bought it for the awesome cul-de-sac, the 1/3 acre lot, great schools, quiet neighborhood, SWMBO wanted a swimming pool and a place to live for my family. 

I am from Delaware OH and I am with you on the difficulty of finding good cash flowing deals around Marrysville (and Delaware).

I don't yet own my own property that has a place I can hook it up, so was trying to think if there any resorts (PA/NJ/DE ideally) where I can leave it seasonally, yet that would allow me to rent it out as well. 

How do they calculate what your property taxes will be when you purchase a property in Maryland and/ or Delaware ?

Its in a cul de sac and have three families owning there and its a mixed race families.

This includes fractional ownership interests (tenant-in-common interests), Delaware Statutory Trusts (DSTs), water rights, air rights, mineral rights, certain types of oil and gas investments, etc. 

I'm looking to start an foreign series LLC in either Nevada or Delaware.
