I am curious why you sold the two properties that you had and what you learned from those deals?

But, I will be finding/negotiating the deal, listing the property for rent, screening tenants, and handling all maintenance myself.

Break-even is good with me knowing you'll have new funds (non taxed by the way) to work with on the other condo and get a new deal with VA. 

What made you interested in investing in this type of deal?

We see it all the time when saving deals at the last minute. 

If the homeowner isn't going to be a professional homeowner/landlord and deal with this him/herself for you, and if everything you do leads to bad results, why keep fighting this fight?

If someone has done this how would you structure the deal to make sense for both parties?

There are also several build-to-rent projects going on with builder financing deals snd some even offering perks like property management (even free for a period) so maintenance costs can be kept lower in the beginning years.
