I'm currently looking at 2 hilltop lots in phoenix to build a dream home. 1 is located at Lookout Mountain and the other on Central & Jomax.

Good credit score (800+) but low income ($70k)Candidate 2: Family of 5 (3 kids) with a business + a smaller dog (40 lbs bulldog) and ok credit (680+) but higher income ($130k) than other candidate. 

Two of the homes are over 25yrs old, and offer the upside potential to renovate and increase rents to market once the current tenants move.Question to this community is, are there any recommendations for lenders in this deal size and in this area?

I believe the market is at about 6 weeks of inventory, which is pretty low.

I move cash from my checking account, that I don't need each month (your 130 dollars a week) into my taxable brokerage account, which is my "cookie jar", and then I buy a wisdom tree ETF ticker USFR which holds eight week US Treasury bills and currently pays 5.4%. and it re-adjusts much faster to interest rates than savings accounts or even money market accounts do.

Do you think it costs anywhere close to 4 times as much to add a half bath in high cost RE area than a low cost RE area?

I’m having a hard time deciding if I should move forward with the deal or keep renting (currently paying $2200/mo in an apartment, we would have to pay $4k to terminate lease early).
