Family involvement always complicates things.The few times I have bought something 50-50 I put a clause in that if one party wants to name a price,, the other party can decide if they want to sell their half of buy the other out at that price..

It is possible, but may not be advisable.You're new to this, so look for your first deal or two locally where you can go SEE the property with you own 2 eyes, meet with inspectors to see what THEY see, etc.Otherwise, you might consider doing a deal like that if you involve a partner who knows this business and is either in Boca Raton or has a history of successful remote flips.A complicated deal is not what you want for deal #1 (to 5 or so).
