I have a few tenants that seem to be similar... takes those notices to the local ward and get a bishop to write them a rent check so they don't get booted.

My wife and I are investing in these same areas and I would be happy to be “boots on the ground” for you guys if you see any properties you are interested in.

Hi @Jenelle Harris , buying property  in Detroit can work, but you would need someone you trust to be your boots on the ground. 

We like to be within 30-35 minutes of any unit we manage, as it simplifies our lives and gives a true meaning to "boots on the ground" as we walk all of the properties we manage at least once a month.

Or are you looking for ways to invest by finding your boots on the ground team without going the turnkey route?

If you found a reputable group to partner on a few projects with, investors with lots of references and a track record to boot, you could rest easy. 

Baltimore presents great returns but crime has to be understood.Another option you might want to consider if you aren't planning to self manage:Pick another area of the country to invest in...this becomes much easier if you have a family member or close friend in that area to lean on for help with understanding the market (you can do all the research you want on an area but nothing beats boots on ground). 

Aside from a sustainable, above-average CROI, the appreciation is still remarkable, and has already appreciated enough in 2.5 years to combat any market corrections.
