Most of the lenders close DSCR loans on either 30 year fixed or have gone to a 40 year I/O so fixed rate typically isn't an issue on these.

I also think people doing over 30 deals a year has 1) assistance 2) sending out a ton o mailers and/or door knocking.  

Not only did I find it easier to land a deal in a hot market [these big players and cash investors tend to stay away from these 100 y/o pre war built homes-- which on top of cosmetic upgrades, need new mechanicals-- and they want quick returns, money in, money out] but I gained valuable, hands-on experience w/ the full-gut renovation and forced some decent equity in the process. 

Any recommendations for E&O insurance providers and if they are worth it? 

Cash out refinance you can get up to 80% LTV out and its on a 30 year fixed versus a 10YR or 15YR Fixed or in most cases an I/O interest only.
