Also, I wanted to hear their conversations to learn things about why they were looking for a place to rent, do they fight with each other, do they smell like smoke or pot, did they bring friends with them who are people I wouldn't want hanging around on my property, on and on.I know some people think having an open house generates a type of bidding frenzy, but you're still going to have to screen them.

I even had criteria that would get a tenant denied like: rude behavior, came with rude friends, showed up late without calling, missed an appointment, didn't fill out application completely after being asked to do so up front, smelled like cigarette smoke, had filthy car, just on and on.

Additional Thought:When you take possession do a Crime Free/ Drug Free Addendum for all tenants signed and returned in 3 days.Give bad tenant the 30 day notice to vacate.If you notice activity of drug smoke smell anytime in the 30 day notice to vacate period , give him a lease violation notice, that you will file for cause unless  he agrees to vacate within 7 days.
