You can keep your expenses down by using your phone to meet people and increase your leads.Build a good reputation with the seller.  

Any investors have an experience with the area I can shoot ideas off of or anyone have advise for a first timer with a full time job but have the time even while on duty to study and research and make phone calls to make this business successful.

What about your cell phone company?

When we first discussed our move-out on the phone, we were told there "was no security deposit left" due to previous tenant's damages (we learned of damages we didn't know existed at this time).

I was told over the phone that I needed to know either: (A) Case number or (B) Name of the person being evicted.
