It's nearly a full time job between marketing, deal finding, closing, inspecting, getting a lender, meeting contractors, checking in on the property, getting it finished on time and getting it sold.

I think this mainly because out of state investors need to be kept in check.

Last two years of tax returns, credit check, pay stub, etc.

I'm thinking of adding check boxes for repairs, general inquiries, and other things so the email gets cc'ed to the repair man or other relevant parties.

Additionally, laws can change, so check with local authorities for the most up-to-date information.

I get annoyed having to ask "did you turn it off and on" and "did you check the batteries" but it sounds like this remains a friction point.What are you seeing on the demand side of this asset class?
