Seeing that you're estimating $16k for repairs, unless the roof in brand new, the HVAC is brand new, and your only costs are for the bathrooms and kitchen, you will want more in reserves for these fixes that are inevitable.

Then add water heater, refrigerator, range, dishwasher, exterior paint every 10 years, exterior decks every 20 years, and all of a sudden you have over $100/mo for capex reserve items, if they are brand new.

One of the more interesting in the area is that people are selling in the Denver area and moving down to Pueblo West where they can build brand new for less than they sold for and still keep a nest egg around.
