I am brand new to property ownership and I am trying to gain as much knowledge as I can.  

Whenever you, as a brand new investor, think you found a deal on the MLS and it's been there for 30+ days or even a week, it means all of the tried and true investors know the deal sucks.

I’m so very brand new at this and currently trying to learn as much as I can about real estate investing.

Seeing that you're estimating $16k for repairs, unless the roof in brand new, the HVAC is brand new, and your only costs are for the bathrooms and kitchen, you will want more in reserves for these fixes that are inevitable.

Conversations with there support have provided no help and I now see what agents never have anything positive to say about the brands.

A real opportunity point I believe out there would be an Air-BNB type service for visiting military families, branded and marketed as such, focusing and facilitating to these things that matter. 

Then add water heater, refrigerator, range, dishwasher, exterior paint every 10 years, exterior decks every 20 years, and all of a sudden you have over $100/mo for capex reserve items, if they are brand new. 

If times get tough the builder can undercut you and still be offering a brand-new house to compete against your used house.List it.....today

One of the more interesting in the area is that people are selling in the Denver area and moving down to Pueblo West where they can build brand new for less than they sold for and still keep a nest egg around.
