Just another perspective from a born & raised Edmontonian and investor. 

Just wanted to see some different points of view on it. it is not right or wrong answer but whether it's profitable or not + reward/risk scenario for an individual/group.The thing about investment is that, until we apply it, there're just toooo many mine trap, things that we don't know may kill us or wipe out our energy/financial.

I was born and raised locally and it is safe to say that I am familiar with the area.

seller closing costs rely on Real estate commissions, escrow fees, title insurance, County transfer tax, and various other. look into the Huntington bank terms and conditions to escape falling into the trap. talk to the assistant ask more questions and clear your doubts in the first stage itself. take some time to visit the bank at Huntington bank address.

Now different states have different requirements on slip joints and solvent welded joints and clean outs, but I solvent weld all joints except the minimum you need to take the p-trap apart.

I'm not a big fan of the drier parts given I was born and raised outside of Seattle but the whole state is beautiful and has a little bit of everything.

In the place where I live (and I was born) we have concrete houses only.

As an FYI, I was born in Columbus, and I have multiple rentals in Cleveland as well as here in the East Bay so I think I have an idea of what I'm talking about,....but lets see where this goes.Get your popcorn ready :-) 

@Brian Larson consider me biased (Vallejo born) but I LOVE what Vallejo has to offer not only as an investor (flipped a home in college park in 2019) but as far as an economic development hub that will continue to grow (namely the development at Mare Island) I just listed a home for sale in Vallejo that is going to sell 65k over asking within hours of it being listed, the market is BOILING and Vallejo is no differnet
