This is a document that uses the address in question and the FEMA flood maps and determines where the structure (note we can only insure structures not land) The reading will come back with a note that the property is in a Special Flood Hazard Area (SFHA) which are typically your A's and V's.An  Elevation Certificate (EC) is a document that a homeowner usually has to do and pay for and is typically used by the  FEMA/NFIP/Government policy (which has had a  50-year monopoly on flood insurance) The Elevation certificate is done by a FEMA approved Surveyor where they come out and get a bunch of measurements around your property (Elevation measurements) and put together the formal EC this cost anywhere from $600 - $1200 I always recommend my client shop the options and pit them against each other.

They kept $2,000 deposit charged for repairs for everything under $100 so nothing was over $100 that way tenant pays for evertything under $100 Then gets a 5 days to move taken to court and the lanlord refused to take her rent and said she didn't want to pay rent so she put the rent in escrow so to show she had rent, the list goes on and on and then she talked to the handy man about the toilets, land lady said what was that about said toilets , next day fired. said he was afrai to go to court with her because she knows bikers.

Title Insurance is of no value since I believe the statute of limitations is 25 or 30 years as I recallMy best guess is that at some point the additional land was deeded to them by the city so the city would not have to maintain itI assume the deed is a Lot/Block as opposed to a metes and bounds ?

It will pay off for you in the long run.I have NO crystal ball, but I cannot believe that the int rates will continue to rise, the global economy is not that strong and if the dollar rises too far, it could cause economies overseas (to fail) and this will rattle the markets and people do not buy, anything, when they are nervous.
